As the holidays approach, many of us take the opportunity to spend time with family and friends, leaving our rental homes vacant for a few days or even weeks. While the excitement of a getaway is top of mind, it’s equally important to leave your rental in top shape to ensure peace of mind while you're away.

Here are some practical steps you should take before leaving your property empty over the holidays:

1. Secure the property

Before you leave:

  • Lock all doors and windows: Double-check every entrance and exit point, including backdoors, basement windows, and patios.
  • Hide spare keys: Avoid leaving keys under mats or flowerpots—a favourite spot for burglars. Leave an extra key with a trusted neighbour or friend instead.
  • Install timers for lights: Light timers simulate occupancy by turning lights on and off during specific hours. Consider smart plugs or smart lighting for added convenience.
  • Pause deliveries: Put a hold on mail and packages to prevent an obvious sign of an unoccupied home.

2. Check heating and appliances

  • Alert your landlord: Notify your landlord that you'll be away—especially for long trips—so they’re aware in case of emergencies.
  • Lock away valuables: Store important documents, jewellery, and other valuables in a secure place. A small home safe can add peace of mind.

4. Plan for pets and plants

  • Arrange pet care: If you have furry companions you're not taking with you, book a pet sitter or kennel in advance to ensure their well-being while you're away.
  • Water indoor plants: Make sure plants are adequately watered. Consider self-watering pots or ask a neighbour to drop by.

5. Avoid signs of vacancy

An empty home is a tempting target for intruders. Here’s how to make your place look "lived in":

  • Ask a neighbour to check in: A trusted neighbour or friend can stop by occasionally, pick up flyers, or adjust blinds to keep up appearances.
  • Close curtains strategically: Keep curtains drawn enough to obscure views, but not completely closed as it can signal the house is empty.

6. Clean before you go

Returning home to a clean space after the holidays is the best gift to yourself:

  • Take out the trash: Empty all bins to prevent unpleasant odours or pests.
  • Clear out perishables: Check the fridge for items that might spoil while you're gone.
  • Vacuum and tidy up: A quick clean-up keeps things fresh and avoids any surprises upon your return.
