• What should I expect during a rental valuation?

  During an in-person rental valuation, a lettings agent will visit your property. They will talk to you about your plans and advise you on the best way to let your property. They will take a range of factors into account before giving you their assessment of how much rent you could charge.

• How is the rental value of my property calculated?

  We like to be completely transparent - you'll never be left wondering how or why we've valued your property at a certain price. In order to work out the fair rental value of your property, we consider several factors, including:

  • The current demand for your property type
  • The supply of similar properties to yours in the rental market
  • The demographic your property will attract (e.g. families, professionals, students)
  • The condition of your property and any future changes you plan to make
  • Your property's location, area demographic and transport links.

• Do I need to be present at the property during a valuation?

  While it is better if the owner can be present during a valuation, it’s not essential. After visiting the property, the valuer may have some questions to ask, so be ready to provide as much information as you can.

• Do I have to use a letting agent to rent out my property?

  No, using a letting agent isn’t an obligation. However, in recent years, the duties of landlords have become more complex. They include staying up to date with over 400 rules and pieces of legislation legislation, as well as health and safety requirements and carrying out regular property checks. Many landlords prefer to use a letting agent to ensure their property is legally compliant and avoid the stress that comes with property management.

• How much does it cost to use a letting agent?

  The cost depends on the level of support you need. Leaders understands that not all landlords need the same service, so we offer three options: Let Only, Rent Collection, and Fully Managed. While Fully Managed costs more than Rent Collection, busy landlords tell us that trusting us to take care of their property leaves them free to get on with their lives.
